Buyer Uncertainty reflected in October Sales

The October Real Estate Housing Report shows Active Listings are up, and Closed Sales are down.  

In light of the Government shut-down earlier this month, home sales are holding strong. However, many Buyers report market uncertainty is the main reason to delay their home purchase. 

Tarrant County Housing Report

Tarrant County Median Sales Price is down slightly compared to July 2024, while Days on Market and Months of Inventory reflect a possible slight advantage for Sellers. Tarrant County’s prices held steady at $345,000, while sales volume leveled off, which, again,
shows a balanced market with moderate buyer demand and steady listing activity, which is up 6.6% year over year. The county’s inventory is comparable to Fort Worth’s at 3.7, moving closer to a balanced market.

Parker County Real Estate Sales

Parker County has 5.7 Months of Inventory giving Buyers the upper hand in negotiation power. Median Sales Price held strong, showing a continued demand for this market area. Parker County is showing a slight cooling in sales volume, down 4.9% year over year, with stable prices at $449,000, which suggests the growing inventory is giving buyers more options.

Johnson County lost some ground on Median Price, but Closed Sales and Days on Market reflect a stable market

Granbury Real Estate Sales

Granbury reflects a strong demand for this area. Closed Sales, Median Price, and Days on Market all reflect a balanced market.

Weatherford Real Estate Sales

The City of Weatherford housing report has available Inventory to only 4.5 months.  While Active Listings grew, Closed Sales are down compared to 2024. Demand for this area is holding strong and continues to grow. 

Aledo Real Estate Sales

Aledo continues to be a premium market with the highest overall Median Sales Price and continues to outpace the surrounding area.

Willow Park Housing Report

Willow Park reflects a slowing market. While median Sales Price is up, days to close is 176 days which could be resulting from Buyers being unable to get flood insurance due to the Government shut-down.
