Slow Gains & Sluggish Sales this July

The July Real Estate Housing Report tells us that Active Listings are up, and Closed Sales are down.  In some areas, Days on Market is shrinking, but Months of Inventory is growing.   Meaning desirable, well priced listings are selling quickly. 

Tarrant County Median Sales Price is down 1.8% compared to July 2024, while Days on Market and Months of Inventory reflect a possible slight advantage for Sellers.

Parker County has 6.3 Months of Inventory (continued from May 2025), giving Buyers the upper hand in negotiation power.  As Median Sales price continues to rise,  this reflects a strong demand for this market area.

Johnson County lost some ground on Median Price, but Closed Sales and Days on Market reflect a stable market

The City of Granbury has over 6 Months of Inventory, but Median Sales Price, Active Listings and Closed Sales continues to climb, outpacing July 2024 numbers.  So there are still areas where Buyers must act fast, (even offering above list price as reflected in the elevated Median Price), but overall, Buyers have stronger negotiation power due to the increased inventory. 

Fort Worth lost some ground on Median Sales Price, but has been keeping pace with Months of Inventory holding strong around 4 Months.

The City of Weatherford has cut down available Inventory to 4.8 months.  Closed Sales are up, and Median Sales price is stable.  Days on Market is moving quickly at 45 days.  Demand for this area is holding strong and continues to grow. 

Aledo continues to be a premium market with the highest overall Median Sales Price despite dropping 15% when compared to July 2024.
