What does a Listing Agent actually do?
At Spencer TX Real Estate, we start at the beginning, and the basics. This includes advising on potential deferred maintenance items, staging for the greatest Buyer appeal and taking stunning photos of the property.
How long does it take to Sell a House?
If you’ve followed our pre-listing guide and pricing strategies, we expect to bring you an offer within 30 to 45 days of listing.
What if we don’t get an offer?
Alongside, “leaving money on the table”, this is one of the greatest concerns of a Seller. If you have followed our guideline and strategies, that will not be a problem.
Can we negotiate the Listing Commission?
Yes, all commissions are negotiable and are priced on a case by case basis.
We like the way we decorated, can’t we just leave the house as is?
Experience has shown that if we make the house appeal to the greatest number of potential Buyers we will in essence, create greater demand for the home.

While fresh pain in a house may cost around $3,000 – Buyers estimate it as $5,000.
New Kitchen pulls cost about $200 but make the whole Kitchen feel fresh and updated creating a greater sense of value in the Buyers mind.
New calking around a bath-tub costs $20, but it cannot be understated how fresh and clean it makes a bathroom feel to a potential Buyer.
